Recently, NVAA hosted a (SOLD OUT) and enlightening power forum focused on best practices in property management. Esteemed property managers from renowned companies such as Mick Hix and Kareena Carter, Northwood Ravin; Jackie Chiao, Trinity Property Consultants; Troy Watson, Paradigm; Gina Ramos, Gates Hudson; and Galina Shirshova, Greystar came together to engage in an open discussion on driving success in the field. This event was brought to you by the NVAA Membership Committee and made possible and organized by Apartment Restorers, Foundation Insurance Group and Donald Steinman Electric.

Throughout the event, various topics were explored, including effective communication with vendors, optimal resident engagement strategies, successful approaches to renting vacant units, and best practices for budgeting.

The panelists, who brought a wealth of experience to the table, eagerly shared their insights on each subject, while the attendees also contributed their own valuable experiences. Engaging questions from the audience sparked lively discussions, creating a dynamic and informative atmosphere.

Here are the key takeaways from the power forum that can help unlock property management excellence:

  1. Clear Communication with Vendors: When working with vendors, it is crucial to clearly communicate your standards and expectations. By establishing a shared understanding, you can ensure accountability and avoid misunderstandings.
  2. Effective Contact Methods: Property managers are best reached by phone, and connecting with them in person provides an even stronger connection. Utilize these channels to foster productive communication and strengthen professional relationships.
  3. Timely Response to Resident Concerns: It is imperative to promptly follow up on resident complaints or requests. By addressing these matters in a timely manner, you can prevent minor issues from escalating into larger problems, ensuring resident satisfaction.
  4. Comprehensive Resident Engagement: Establish multiple touchpoints throughout the resident life cycle. This approach enhances resident retention and increases lease renewals, as residents feel valued and engaged at every stage of their tenancy.
  5. Creative Strategies for Renting Vacant Units: When faced with vacant units, think outside the box. Implement creative incentives, such as providing a free TV for units with undesirable views or sprucing up kitchens to enhance their appeal. These innovative tactics can attract potential tenants and expedite the rental process.
  6. Strategic Budgeting: Understand that the budgeting process is an ongoing endeavor. By viewing it as a continuous cycle, you can streamline the process and make it less burdensome. It is crucial to align the budget with the long-term goals of the property you manage, whether it has a 3-5 year timeline or longer, ensuring the budget supports the asset's objectives.

The power forum proved to be an invaluable opportunity for property managers to exchange knowledge, gain insights, and broaden their perspectives on property management excellence. Implementing these key takeaways can lead to enhanced performance, improved tenant satisfaction, and ultimately, greater success in the field.
